One of very few houses to be awarded a "4 star" rating by the local tourist board.
The property, part of a wine-making domaine, has a truly exceptional position. It is situated in 32 hectares of vineyards along the banks of the river Orb and is only 3 km from the centre of Beziers. From the grounds one can see the majestic cathedral rising in the distance. The Mediterranean beaches are just 7 km away. It has a mature shady park and the owner has also cleared a little spot on the river bank which borders the domaine's vineyard, so you can fish. There is a large private swimming pool and two games rooms. The property was completely renovated last year and has simple but comfortable furnishings.

Downstairs:
· The large open-plan living/dining room (65 m2) with large fireplace. Two tables which can be put together; one seats 10 people, the other 4.
Huge sliding glass doors open to the lawn and the swimming pool. The kitchen is divided from the dining room by an 'american bar' and has a dish washer, fridge-freezer, cooker, oven, micro-wave oven. Off the living room is a WC.
· First Floor: 1 small bedroom with a single bed, with second single bed which can be slid out if required. The bedroom overlooking the park and swimming pool. Across the landing from bedroom there is a bathroom with bath. Separate WC.
Large sitting room/game's room with billiard table, a sofa, two armchairs and TV. 6 steepish steps lead up to the second games room with a table-tennis and a 'table-football'. Large cupboard with tumble drier and security safe. You go through this games room to a corridor leading to
4 spacious bedrooms, each with their own ensuite shower-rooms (and wcs). Two of the rooms have double beds and two have twin beds. Two of the bedrooms have TVs. One of the rooms overlooks the winerie's courtyard while the other three have large skylights rather than conventional windows.
Second floor: Above the large sitting/ billiard room is a very large (44 m2) bedroom with one double bed and one double convertible sofa-bed. (Low beam in middle of room). 'Cupboard' with WC and washbasin with cold water only. The stairs up to the second floor are fairly steep and not suitable for toddlers or the very elderly although there is a sturdy handrail.

SITUATION
The 19th century domaine is in the wine-growing plane just south of Beziers. It stands apart with no other houses in proximity,its a working viticultural farm with the wine 'cave' behind, but out of view of the accommodation.
The farm manager lives in a small house attached to the 'cave' part. He looks after the pool and does the gardening.
Guests have a separate access and car-parking, and private use of the wooded park

Domaine de l'ile is exceptionally close to the beaches, just 7km from Serignan, and is only 3 kilometres from the centre of Beziers, which is a busy colourful typically mediterranean market town full of good restaurants. Watch out for the glorious flower market on Friday mornings. The lively Feria in August lasts five
days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning.
The Canal du Midi runs right past this side of Beziers; ideal for cycling along the towpath, or you can hire a canal boat for the day and stop off to dine at one of the water-side restaurants.
