A beautifully restored large "maison de maitre" (over 400m2 living space) with a very attractive walled garden and swimming pool. The owners have retained many fine features that one expects of a seigneur's house; spacious airy rooms, antique furniture and lamps and marble fireplaces. They even went to the trouble of having kitchen cupboards made to match a classic turn-of-the-century dresser, and retained the original kitchen range. But the house has been completely modernized (central heating, double-glazed windows throughout, etc) and has nicely designed new bathrooms. The property is situated in a typical Midi wine village about 25 minutes drive to the Mediterranean beaches. The village shops are just 300m up the street, including the best boulangerie in the region!

ACCOMMODATION
A few broad steps lead up from the street to a fine forged-iron entrance gates. Sweeping stone stairs then lead up to an exquisitely carved front door.

'Main floor' (I hesitate to say 'ground floor' because it is half a level above the garden): All the reception rooms are off a large entry hall:
The Dining room has a table which is extendable so that it seats between 8 and 16 people. Very spacious living room with two 3-piece suites. (TV). The dining room and living room both face onto the street, but they are a floor above street level (and have double-glazed windows).

On the garden side of the house are the 'Library' and the kitchen. The library boasts a copy of a section of the 'Elgin Marbles' hung on an exposed stone wall. Convertible sofa-bed (very good quality, not the usual "clic-clac"). A staircase leads down to a vaste games room at street level (table-tennis).

The kitchen has the original fireplace which you can still use for barbecueing and the original bread oven next to it. Otherwise it is fully modernized with gas hob, electric oven, microwave, dishwasher, a medium-sized fridge (but very small freezer section) and a small fridge, kitchen table with benches. Fitted cupboards in 1900's style. The kitchen leads out to a terrace with dining table, shaded by a vine-clad 'tonelle'. Steps go down from the terrace to the garden.

First Floor:
Four large bedrooms. Three of them have double beds. The fourth has a three-quarter size double (120cm wide) and a fold-out sofa-bed. Two bathrooms; one with bath and separate shower and two wash-basins (ensuite with master-bedroom and with a second door to the landing, the other bathroom has free-standing caste-iron bath and single washbasin (ensuite with the bedroom with ¾ double & sofabed, and with a second door to landing). Two independent WCs.

Second Floor: Bedroom with doublebed 'under the eaves' with sloping ceiling and exposed beams (Skylight window only with electric roller blind). Ensuite shower room with washbasin and WC.

Street Level/Basement - Large garage with space for two cars. Off the garage is a laundary room with washing-machine, tumble drier (and central heating boiler). Large 'games room' (60m2) with sofa, table-tennis table.

OUTSIDE: The very attractive garden (about 1000m2) with mature trees has several distinctive 'areas':

Steps from kitchen terrace lead down to a tiled fountain, covered built-in barbecue and a most original tiled round table, made using part of an old wine-press.

Beyond is an old stone-walled well (with safety cover). Partially hidden behind shady bamboos is a lovely swimming pool (9mx5m). It has built-in steps all along the shallow end and terra cotta pot from which the water flows back into the pool. The Kids love to 'mess about' here and you will find that the grown-ups all end up sitting waste-deep on the steps too. At the deep end is a wooden deck which covers and electrically powered pool cover; ideal for child security and also for maintaining the water temperature overnight. Poolside shower.

There is also a third 'water feature' in the garden; a small fountain and pool under the double staircase that sweeps up to the front door.
The garden is raised above the level of the street so one hardly hears cars. However, the garden does have slope down to a gate to a back street through which a car can enter; useful for unloading and loading luggage.

SITUATION
Thezan-les Beziers
The house is just 300m from the picturesque old village centre. It is a typical mediterranean wine-producing village with several excellent wine domaines. Thezan also has its very own highly sought after variety of peaches. There is a fantastic baker reknown for his wicked chocolate creation called 'Le Royal'. There is a local colourful market twice a week, a pharmacy, a doctor, a post office and café.
